Closing day is the point when documents, money, title and possession come together. Seven to Fourteen Days Before Closing

A mortgage balance on a monthly statement may not match the final payoff. Interest, recording fees, legal costs or other charges can change the amount. If a payoff or lien appears wrong, notify the closing professional immediately rather than waiting until signing.
Protect Yourself From Wire Fraud
Closing-related wire fraud often relies on an email that appears to come from a familiar person and then changes payment instructions. Treat any new or changed wiring information as suspicious.
Call the closing professional using a phone number you already verified. Do not use the number inside an unexpected message. Read back the bank name, account details and recipient before sending money or approving a change. Never share banking passwords or login credentials.
Prepare the Property for Move-Out
Separate items included in the sale from personal property that must be removed. Check the contract before leaving paint, furniture, appliances, tools or building materials. A well-intended item can become a disposal problem for the buyer if it was not agreed upon.
- Empty closets, cabinets, appliances, attic, basement, garage and storage areas.
- Remove trash, chemicals, propane, paint and unwanted bulky items as required.
- Secure medication, identification, financial records, valuables and chargers.
- Photograph the final condition and record utility-meter readings.
- Gather house keys, mailbox keys, remotes, fobs, alarm codes and gate information.

Create a simple inventory of every key, remote, fob, mailbox key, code and smart-home access item. Write down who received it and when. Change or transfer smart-device ownership without sharing personal account passwords.
Keep utilities, insurance and required security active until the closing professional confirms that signing, funding, recording and possession obligations are complete. Canceling coverage or electricity too early can create avoidable risk.
Make a Closing-Day Contact Sheet
Put verified phone numbers for the closing professional, buyer or agent, lender payoff department, mover and utility providers on one page. Add your closing time, location, file number and possession deadline. If a document, key or payment question arises, you will know whom to call without searching through old messages.
Choose one trusted backup contact who can help with transportation, access or move-out logistics if you are delayed. Do not place passwords, full account numbers or wire instructions on the sheet. Treat any unexpected request to change proceeds instructions as a warning sign and verify it through a known contact.
After Closing Is Confirmed
Verify that seller proceeds arrived through the agreed method and retain the confirmation. Confirm that major payoffs posted and save the final settlement statement, contract, repair records and related receipts for tax preparation and future questions.
Activate mail forwarding, complete utility and insurance changes for the correct possession date and keep the closing professional’s contact information. A final checklist helps ensure that signing the documents is not mistaken for completing every responsibility.
